@Christopher Spear that sounds like a great quick fix. I guess not placement may be a little weird but that's now really a big drawback I may go that route

i have the originals but theyre all pretty much caved in where the knobs are and full of holes. if the knob holes were in tact i was just going to spray foam in the holes and cover in a sheet of veneer as a durable fix but its not looking that way.

I am putting the final touches on my property so i can purchase and house hack into a new duplex and get my current unit rent ready, however i have run into what seems like it should be a simple problem. I need to replace 4 doors but i cannot find a good deal anywhere my doorways are all 76 inches instead of 80 so buying a hollow core door and trimming it wont work and everyone is only offering custom cut which is running nearly $400 a door. Does anyone know any retailers that can do this cheaper or where too buy a decent solid slab i can cut myself. I cant seem to find anything anywhere.

Hello Community, 
      Ive been looking at different ways of collecting rental income specifically online but nothing really gathered my attention. Right now ive been taking money orders and cashiers checks. Can anyone recommend a great online tool for collecting rents. Id like to experiment with a few.

I cant believe ive never thought of this but here we go.I just had a great phone conversation with a potential tenant. He did mention though his roommate had a 2 ft snake though. Now im not too sure what to say about this. I do have a no pet policy because well dogs destroy stuff cats pee everywhere and birds may be some of the most dirtiest animals there is. A snake in a tank though that doesn't sounds like much. My gut is saying its fine but my inexperience is saying ask bigger pockets. Can anyone shine some light on this.What do you do for small pets like reptiles hamsters Etc.

@Jaron Walling i feel ya i appreciate the input. Decor certainly is in the eye of the beholder. I cant pronounce half the names that apply. It attracts a certain crowd. Maybe i am just overreacting though as it has been just two weeks with a fair amount of traffic jut not that right one. I believe its priced very well for the market as similar properties go for 1250 to 1400. Ill just have to keep at and ill eventually get the right one. thank you for the input though every viewpoint helps!

@Jaron Walling Yes the decor is very odd. The area im investing in has a very large mix of cultures. I actually get a lot of compliments on the decor believe it or not though i personally dont like it myself. Im a little tight for upgrades at the moment. Every wall was a neon pink and i painted that gray color as well as removing the also bright pink carpet from every room for the laminate flooring. So yes it actually was way worse but i unfortunately dont have the safest amount of cash to pour another couple thousand in it at the moment to remodel some more . Im not very determined that is the main issue though alot of my inquires describe how fancy they believe it looks which got their initial attention.

I know ive mentioned this not to long ago but i feel as if im missing something. I receive about 2-3 inquiries on my property every other day but usually i never get a response when asking to speak via phone or email. I have about 30 now with only 3 calls and one actually showing. Now this is my first property so i have tons to learn. Does anyone have any tips that may help increase response rate or gather attention of someone thats already showed interest a little better. It seems like i might be scaring away even potentially good tenants.

Good Morning Bigger pockets,

   I have recently put up for listing my first duplex. This property has been made into about as turnkey as it gets so i have no concerns, However i have one problem. I've received about 15 inquires and the property has been up just over one week. I always reply with a a few sentences thanking them for showing interest in my listing and i would like to have a quick phone discussion with them before showing the property. I do this so i can phone screen potential tenants before wasting time on a dead end. Out of this process only 2 people have ever responded back to my message. Is this normal or perhaps im wording things in a way that scares them away?
