What is everyone using to track all the info for syndication deals? General income and expenses and payouts to investors...all of it.

I think most people just misread your post. I'm doing a very small commercial loan right now that's a 20 year loan with a 10 year lock at 4.75% and 80% LTV. Small bank. I too am curious of better options for actual commercial deals once the loans get bigger.

For those saying that taking the cash will result in negative cash flow....you’re getting like 8 years of cash flow upfront. What is year 8’s cash flow going to be worth in year 8 vs taking it now? Less for sure.

Take the cash...invest it in another deal.

There’s a huge benefit to the search option in that you can get your answer almost immediately vs having to wait and getting a notification every time someone posts in the thread.

I use it here and on Facebook groups because notifications are one of the biggest threats to productivity. You get one...you HAVE to look and then something else catches your attention and it’s 20-30 min before you’re back on task.

Call every small, local bank in the area where the properties are located. Blankets are still very common and I’ve done several with multiple banks.

I agree with the other posters...you’re currently improperly syndicating deals. You need to get with a highly experienced SEC attorney to structure your deals properly.

Wayne nailed it...I’m a full time buy and hold landlord and I pay myself whenever I need money. No set schedule. It’s a “member distribution” not a salary. The nice thing about being a landlord is that most, if not all of the money I pay myself is tax free due to depreciation. So my running joke is that I pay myself with money that the IRS says doesn’t even exist.

Why settle for $2000...rent it to the least qualified one for $2500.

I’m kidding of course...but something that surprises some people is that the slummy apts often rent for as much as the nicer ones because the people that pay for the slummy places have no other options. Therefore...if you were willing to accept the applicants that would normally only be able to get approved by slumlords, you could charge a higher rent. Your top line would look good but I’ll bet that your bottom line would suffer.

Take the best applicant and sign a lease at $1900. If you really want $2000 you could always them after you approve them at $1900 that you offer a half on the 1st, half on the 15th payment option for a $100 monthly fee. Or something else that you could think to offer that adds value to them but doesn’t cost you $100 a month.
