 sorry for the late response.  It was a listed property (i represented the buyer) and we made an offer the first day on market...that's how fast things are moving here.

I just sold a vacant buildings in prime Williamsburg last December.  The owners definitely get calls on a regular basis, and they're not cheap!

Prices are certainly high, but buyers (myself and my clients included) view NYC, mainly Manhattan has a safer bet than the stock market.  If you can afford the 20% down payment, you're better off buying than renting.  Not that my apartment is in that 7,8,9 digit stratosphere, but my mortgage and maintenance is less than I used to pay in rent!

those that bought buildings in prime Williamsburg 10+ years ago are having a field day now.  There are still a fewareas in BK that are good for flips...I'm seeing houses picked for $500-800k and flipped for $1.5m after a decent reno

Hi @Wayne V. your best move would be took up comps and offer that value to your neighbors, though it seems you know the comps well enough.  Not sure what you mean when saying it's a problem soliciting an offer?  Happy to help where I can.

@Guliamo Zidan I woyld be careful of airbnb.  While @Evan R. Is likely correct and you wouldn't have an issue with it, there's still the possibility it could get shut down.  Some agents (like me) manage properties for their clients that are out of town or overseas.  Happy to explain further feel free to email me, email is below.
