@George Edwards is the subject property going thru a full gut reno? Hard to comp something thats old and new. Not saying it wont work but if youre just putting lipstick on it, then i doubt itll be the same comp

@Sue K. And when you right, you have instant equity. BRRRR works great for this although cash heavy up front

@Daniel Selnes personally i wouldnt raise the rent. Having a good tenant who pays on time is invaluable. Is 3% really worth that?

@Michinori Kaneko not exactly for investing but the AMEX card has 1% cash back on all purchases, 3% on gas and 6% at supermarkets

@Andres Galeano JR im currently on my first BRRRR and its exciting the way it works. Its cash heavy up front but pays dividends on the back end. Im ready to get this SFR done and move into a MF property. I was nervous thru the whole buying process although ive bought a couple of personal houses before. To anyone new and wondering what to do, JUST DO IT. Its honestly that simple. Make a plan and attack. Its easier than you think.

This time last year i found BP and the podcast and it forced me to reevaluate my finances and showed me the way thru real estate.

@Brian Oleksa im not sure if itll work but have you looked into refinancing? Pay cash for the property then refi out 70-75% after purchase. Im 1099 also but well past my 2 years
