Yes,if you can prove to the sellers and they're agent you are seriously interested and have the money to back it up,they will show you everything including rent roll.

The best way I have found to find off market deals is to watch the evening news and read the newspapers.Yep,watch the news long enough and you will hear bad things like "Oil companies announce layoffs" "Sears closing ten stores in 60 days".Many of those scared and depressed employees need to sell their homes fast and will accept whatever lifeline you through at them before they miss a payment and the banks come banging on their doors.Go to the closing store or business with plenty of fliers and cards and put them under their windshield wipers or hand them out as they leave the store.Good chance one or two of the mid level managers and senior employees will call you asking what you might pay for it.Going to Bible Studies groups and prayer groups can be great as well with everyone praying they find a new job soon or just became a widowed spouse or lost their parents.Get to them before they call a real estate agent for help.

Hate to be a killjoy but,I doubt a bank would give you a 15,000 discount on their property and let you shop it for 30 days.Also there may not be enough cash profit after 60 grand in repairs unless your are accidentally over estimating the rehab needed.It's just my opinion don't take it for the Gospel.Give it a chance but, expect the counter offer from the bank to be near 40 grand.Hope I am wrong,good luck to you.

Actually,if you are talking about a large national bank like Chase they don't recognize that money as income until you show it on your tax return for two years to prove it is not once in a while income.Only smaller lenders will consider the money income but not right away,maybe 6 months.

Before you stage,call a local real estate agent and ask them to come over to see the property and give you an honest critical opinion as to the way the house is showing.Tell them you are not hiring them to sell it and just want an honest opinion.They are going to want some money for their time so offer a hundred bucks or so.They hopefully will show you why it is not getting offers like poor decoration choices(too cheap or ugly),Poor curb appeal(bad choice of paint and landscaping)or the neighborhood itself is worse then you think.Bathrooms,bedrooms,and kitchen may not be big enough for most buyers as well. Staging is very important for most buyers because it helps them to visualize living there and inspires them to strongly consider making an offer.If they have to guess whether or not their furniture is too big for the rooms,they will error on the side of caution and quickly move on to the next house.If you are selling a lower cost home in a working class neighborhood,go to a rental furniture center like Aaron's and the like and ask for a quote for a monthly contract.You will find having them deliver it and decorating yourself will save you a ton of money.

I am about to begin my dream of becoming a real estate investor for the first time.I found a partner willing to work with me and coach me through the next few months while I learn the business and I am grateful for it.In a few minutes,I will walk into the escrow office and come out a home owner for the first time in my entire life! Our action plan is to rehab for 3 weeks and get it on the MLS before April 1st.Wish me luck as I go through this adventure!

It needs to have a keyword too in my opinion.WeBuyOnTheFly Investments LLC or Properties LLC.It will look better on your business cards and any fliers you hand out.

I agree with Fred,the tenant is not involved in this dog fight so don't drag them into it.Simply tell the tenant that you are now in complete charge of the property and any questions should be directed to you personally.
