Picture of house should be much bigger.Just say "Any home,any condition,any reason!".You don't need the long laundry list of sad reasons to sell depressing the potential customers."Don't delay,call today!" Raise the rent to 1500 if the home after rehab is worth 160 grand.Rehab costs are always more than you estimate so be prepared for some possible sleepless nights.Concentrate on getting the roof,plumbing,and electrical in good condition and really check hard for foundation cracks,leaks,and serious damage.Use attractive ,yet affordable fixtures,cabinets,and appliances to attract good tenants looking to pay more for a fine rebuilt home.

Stainless steel is always better if you can afford it.Desperate renters won't care but if you are aiming for better tenants and competing with other properties for them,Stainless steel wins every time.

Yeah Brian,you need to run your numbers again.Capex is not part of monthly calculations,8% vacancy and maintainance should be no more than 5%.Check your property taxes again,how much is it yearly? It can't be that high on a $155,000 house,can it? Also,screw that half off the first months rent deal until you seriously get desperate.Don't flush $650.00 down the toilet without giving it a chance. Recalculate and you may find the deal tastier.

Personally I would go to the family and show them market rent prices and make them realize they either have to let you raise the rent to 1/2 or more or they need to look wet the price to compensate for the lost rent.Figure she is going to live there another 5 years before death or being moved into a nursing home and try to estimate the cost of the lost rent and take it off the purchase price.

Not much of a flip opportunity,especially with only two bedrooms.Them wanting their 25k down payment back is not your problem so don't let it be part of your calculations.Your offer will need to cover the 204k to the bank,realtor commissions,and closing costs plus something extra to cover their moving expenses. The house would make a good long term rental at best so you can put in a cheaper kitchen and bathroom from Home Depot rather than expensive custom work.I wouldn't offer more than 225k for the first offer and not surpass 230k on the expected counter offer.

Take charge of your property by taking charge of the tenant.Tape a notice to the front door at eye level stating clearly and firmly that you are the new landlord and if he wants to remain in the home he will contact you immediately or eviction proceedings will begin at the end of the month.Tell them their current lease with the previous owner will expire at the end of the month and a new lease must be completed and signed before   the first of the month.
