Ok guys. Secured my first house to flip. Wife and I are excited but unsure exactly what to do first after owner moves out here in a week or so. Do we have a cleaning crew come of some kind come in and deep clean every square inch first, then clean again at the end, or do we do the rehab work and then clean all at one time? House isn't in terrible shape, but owner hasn't done basic routine maintenance in years either. Thoughts? What kind of cleaning crew would I be searching for? DFW area by the way if anyone has any contacts.

John, great idea about the lien protection. I want them, and me, to have that for sure. I assume I can have my title/escrow attorney handle that.

Working on a flip and have some friends and family that want to invest into the rehab costs for easy earnings on their money. Never done that before and was wondering what anyone would recommend in terms of how much is a far rate to pay them if their money is tied up 3-4 months and what type of documentation I mighty should use?

Anyone out there use or have a simple one page presentation, chart or graph that explains how Subject to or Owner Financing works that would help a seller visualize how they work? Can't seem to find anything anywhere.

Everyone is telling me to send out tons of offers - to everyone I speak to - so here is my question: what do I send them? Just a simple letter in the mail saying "Hey Mike, Good talking to you the other day. Wanted you to know that I will give you $XXXXX for your house in a cash deal...give me a call" or do I need to make it more "official" in some way? I hear some are sending offers with actual assignment contracts included or a POF letter. Please help. thanks!
