In the DFW market, response rates have gone down down down. You can get results, but you have to spend and send more. Period. Don't be fooled by anyone telling you otherwise. There are TONS more wholesalers in the DFW area now and everyone is basically sending the same mailers - postcards, streetviews, hw letters, regular letters, urgent letters, etc. And everyone uses the same data sources and lists. My suggestion is that you find your place in the REI community that can make you good money that you enjoy. For me that is wholetailing and flipping properties. Not wholesaling. Which has it's own legal concerns on top of that. I let the other guys pay for the marketing mostly and go flip the home instead when I get it from them. And the rest is up to followup, due diligence and your skills to negotiate and build rapport.

I have done lots of cold calling in my past and want to get things setup for my team here. I have been hearing about guys doing really well with it. I think the key is the data and phone numbers which has been a real challenge. I've been paying a VA to take my data lists and research home owners phones. Anyone got a better answer?

Guys, 

I want to use a CRM that will allow me to track my working prospects, but also allow me to import data files so I can track who I have mailed to etc, and pull CSV files to use for mailers. Does Podio do this? Is there another? I am all about simplicity too. Time is money. Right now to get started I am just using a bazillion Excel files. It's driving me crazy.

I am in need of a good AC guy that can actually FIX systems and not one of these guys that only wants to always sell a new system. I've got a house with a unit that just needs a new compressor. Any references out there? Thanks!

The family filed a Recession Deed the next day. Our attorney is on it. Now this guy is saying he wants his money back. I'm gonna let him sweat it out. We are in no hurry.

Yea, learned that. I've had pretty good luck just paying a VA and using another underground lead data service from another contact that has home owners info and phones.
