Experienced something for the first time today with a REI jerk that came in at the last minute and snaked a deal I had been working on for two months. Had a SubTo contract signed back in February and escrow opened on the home with an older man who is starting to deal with forgetfulness, etc. Been working through title, mortgage issues, for last 3 weeks and were set to close today when this guy showed up today to claim he now owned the house. Apparently, a week ago, knowing we were already in contract with owner, he took owner down to bank and said he sent a wire to the mortgage company for the behind payments and in exchange made the owner sign a Special Warrant Deed to him on the spot. Owner thought he was working with me and didn't even know what was going on. This buyer knew we had a contract too. He completely screwed this home owner and his family is TICKED about it. This guy fooled them too and now he is demanding they move out by tomorrow. I'm sick at my stomach right now for the old man. He was going to get way more with us and we were going to go the extra mile to take care of him. Plus it was a huge deal for me this spring that we worked our butts off on for 2 months. Have to vent guys. Sorry. No clue what to even do. I will post his name all over the place later.

Wanted to give a shout out to @Ryan Dossey for his help and answering services he provides for wholesalers. Not sure if this is the right place to post something like this, but he is a good dude to work with, knows alot about the business and his team does a good job taking calls if you need that!

feel stupid here but I cannot even find the Pros Files area. unless it's just the regular Files area.

Have two deals under contract...new wholesaler here. Need advice please. Have a small buyers list I built with a mailer and just contacts i have made over the last few months but only know one of them well. I also posted these houses on CList and Facebook. Getting lots of "cash buyers" that are asking to see the house, etc. My fear is how to I control the selling process so I don't end up getting screwed buy one of these guys? Do I interview them first and if so what do I need to know about them and what should I explain to them? How do I protect my deal I guess is what I am asking. I would like to have an open house but I'm unsettled about having all of these people interact with my owners, etc. I've heard the bad stories of some of these buyers going behind your back etc. Thoughts????
