For you experts out there, what is the best phone answering service that you have used in your wholesaling business?  I have heard of PatLive & VoiceNation, any others you would recommend?  

I know answering the phones live would be my best option, but due to lack of time and wanting to scale I am looking to create systems and this is a very important step.

I invest in the area, why do you want to avoid Raytown and Raymore? Raytown is arguably a better area than Independence. Make sure and check out the area of Independence you are looking at as there are good and bad pockets.

I live in KC and have done several rehab projects on the rentals I bought fixing them up.  I don't think there is a golden rule on how to get discounts at these big box stores other than to have a big purchase and to go to the contractors desk and ask for a discount.  Home Depot's rule is that when the order exceeds $2,500, they will submit it to their bidding engine to get you a discount.  The discount varies based on the items you are purchasing.  I know Lowes does something similar, but not sure what their thresholds are.

@Joe Henry- I definitely agree with others who have said it is more difficult than you think investing away from your local area.  What I would recommend is get your feet wet buying a property within 45 miles of you and dealing with that for a year or two before you jump in with 2 feet all the way across the country.  

There is a reason that most wholesalers will have their target list be non-owner occupied owners who live out of state.  It is because they thought it was easy and now are desperate to dump their property.  Just my 2 cents.  :)

@Wayne Solum-I would definitely shop around if I were you!  I would find a local portfolio lending bank that you can form a relationship with.  Out of the 5 rental properties I have bought, the highest rate I have paid is 5% and all of those are with no points.

I am a fellow KC investor, so feel free and ask any questions if you need to.  I would definitely recommend downloading and listening to every single episode of the BP Podcast.  The things you will learn from the podcast are GOLD and free.  Several years ago I quit listening to the radio on my commute to work and only listened to the podcasts, it gave me years worth of real world knowledge in no time!

@Zachery Hinson-As far as Kansas City, MO goes, I would stay outside of the 435 loop south of I-70 (this is the highway that circles KC).  North of I-70 you are good in North KC.  So other good areas are south Kansas City, Raytown, Grandview, Belton, and parts of Independence.
