@Anthony Gayden-Thanks for the advice!  I really like the Rosedale area also and think it is definitely an up and coming area, I just hate the rent to purchase ratio there.  I will have to keep my eye out west of KCK Community College.  

@Anthony Gayden-I agree with the others, if I were you I would definitely invest in Omaha where you will be living instead of several hours away in Kansas City.  Having bought several investment properties in my own back yard, I know how much time that takes and effort is involved, I can't imagine trying to do that 2.5 hrs away or more.  

Then when you eventually move to a different city you will be diversified!

For those of you that buy and hold houses in Kansas City, Kansas, what areas of KCK do you invest in?  I have only invested in the Missouri side so far as that is the area that I am familiar with.  What areas in KCK would you say are similar to Grandview/South KC in terms of neighborhoods/streets?

I would like to start investing there, but want to make sure I am staying out of the war zones and investing in decent C neighborhoods.

@Philip Charlton-Kansas City is a great market and there are several Turnkey providers here on BP that are active in KC. I would definitely recommend hooking up with them to find the best deals. Being local in KC myself I can find the deals through wholesalers or the MLS that need repairs and manage the project myself, but that would be a little difficult being overseas.

@Matthew Siemer-Way to jump in!  I was in your same boat living in KC and learning as much as I could and 2 years ago decided to jump in and now have 5 properties.  Hopefully I can grow that to much more in the next several years.  The only way to truly learn is just dig in and get that first property!

@Jane A.-I have had great experience with Landmark National Bank using Scott Turner.  His # is 913-461-4705.  I have talked to him about cash out refi's and they do them.  I am getting ready to do one now.  As an added bonus, they are a portfolio lender as well.
