Howdy - I'm here with another basic STR question as I jump into my first short term rental. I've searched the forums and seen support for Nest and Honeywell T5. What thermostat do you use and recommend? Thanks in advance for your insight and advice! :-)

I'm planning to convert one of my LTRs to an STR and need your help. What advice would you give me regarding smart locks? I've searched the forums and noticed recommendations for August and Resort locks. I'm interested in learning more about locks that auto-issue codes. Also, does anyone use YourPorter and a particular brand of smart lock to automatically send a unique code to each guest? The upfront cost is not as important as a reliable system that integrates well with automation. :-)

@Paul Sandhu - yes, the increased workload gives me pause.  Using airdna.co, it seems like I could net about 1K per mo. per house, but that's with ten or so turns per month.

@Brandi Scharrer I live in Wichita Falls and would be glad to help. I own 16 LTRs in this area - all are SFHs. I have yet to do a STR, but have considered branching out into the hospitality world!

@Justin Hutchins we use Quickbooks, which helps us hand the baton to our accountant when tax time rolls around.
