@Michael Baum - I am not sure about the wiring.  My current tenant is moving out later this week, so I'll have access on Friday. It is a central AC/heating system. Thanks for mentioning the Emerson Sensi and the Wink 2 hub. It looks like I need to dive deeper into this in order to identify the best automation ecosystem for my needs!

You should be aware that Wink might be going out of business:

When we ordered the Wink Hub 2 last summer, shipping was very delayed. As I remember, it was a month late in shipping. Also, very disappointed in the functionality that their app provided. I was hoping they'd add more functionality as time went by but I guess that is not to be.

 Thanks for the info, Carolyn!

@Luke Carl good point. I’m looking forward to exploring both of these revenue channels!

I don’t know how VRBO handles the August locks. We don’t use their platform for booking. We’ve been able to essentially fully book our units on Airbnb. As such, we’ve not looked at other platforms and having to combine calendars and block out dates etc.

Jeffery - thanks for the reply. Simple is best. Glad you fill up using only one platform! :-)

We use August Smart lock Pro.  This lock connects to the existing deadbolt on the inside of the door, no need to change the keys.  It also connects to wifi, so we can access it remotely, enabling us to unlock/lock remotely if necessary. You can set it up for notifications as well.  We can give access codes to our cleaners and maintenance people.

It links with our Airbnb account. Airbnb automatically sends an email to the guest upon confirmation. This email contains a link for them to either use the smart phone app or a keypad code to open the door. The access is setup to begin at the check-in time on Airbnb and end upon check-out time.

Thanks Jeffery - does the August lock also integrate with VRBO bookings? If not, do you have two separate workflows dealing with lock codes - one for Airbnb and another for VRBO?

Brian Fleming - thanks for sharing your experience using Honeywell!

Thanks for your input on Nest!

@Cara Kennedy - thanks for sharing your experience with Nest! I think turning off the learning mode would be helpful for an Airbnb application.
