@Joe S. - I live and invest in Wichita Falls. I use and like Ray Mataska. His number is: (940) 733-8809

There is a Mataska Roofing company here that is owned by someone else. I don't have any experience with them, but Ray is my go-to roofer.

Hey Joe - I have several properties here in Wichita Falls. I use and recommend Veitenheimer-Moser Air Conditioning. They do a great job for me. Feel free to mention my name.

@Tiny Johnson - you're getting some good insights from the above posts.  You're looking in a good area for a home to live in. I'm not sure it is the best area for rentals. I have several rentals in Wichita Falls and live here as well. I agree with @Alfred Litton, above a certain monthly rent (1,300?) the rental pool shrinks considerably. I agree with @Tim Lockhart, the rental market here is strong. There is a market for people here that are part of the NATO training at the base. They tend to pay more, and REALLY like to have a pool in the back yard.  I have one property that has a pool and rent to a guy from Belgium who is involved in the NATO program at SAFB. That property has the least amount of cash flow, but his monthly rent payments are paying down my 15-year fixed loan quite nicely. Thanks for reaching out via BP and welcome to Wichita Falls, we are here to help.

@Thomas Zamora we just started hosting our first property and I went with the Schlage Smart Connect lock. I also use the Rental Lock Automator from rboys. It is a smart app for the SmartThings hub. My setup automatically assigns a code when someone makes a reservation in Airbnb. No subscription required. I also use smart bsb to automatically send code to guest a couple of hours before checkin. So far, this has worked great!

@Brady Beshear I am using the August lock for my rental and it does integrate with Vrbo. My only complaint is that it has now twice disconnected from the wireless hub and I had to have my housekeeper do some extensive troubleshooting to get it to reconnect. I may upgrade the the Schlage Encode to avoid this happening in the future.

Reagan - thanks for sharing your August lock experience!
