Hi everyone, I am a 21 year old kid from the small town of Benson MN. I just bought my first house on a contract for deed and bought my second house as a rental using a conventional loan. I want to keep the momentum going but it is pretty obvious I am not going to just be able to keep getting conventional loans because I will run out of money on the down payments. On this first rental I plan on rehabbing it and create some forced appreciation. My question for the BP community is if I did a cash-out refi on this property after rehabbing it can you use that equity as the down payment on your next loan for the next rental property? Thanks

Hi everyone, I was listening to the bigger pockets podcast and I thought I heard Brandon Turner say that if you flip a house that you own as your primary home for two years that the gain you make on the sale is untaxed? Can anybody verify this or did I hear him wrong?

I was wondering if you could walk through a potential deal with me? Asking price $89.900. 2 bed 2 bath. I estimate monthly rent to be anywhere from $750-$800. I used bigger pockets calculator and calculated an offer of $75,000 10% down payment, interest rate 6% loan term 15 years. $10,000 estimated repair costs.3% Vacancy 3% Maintenance 3% Cap Ex. $794 Tax $500 Insurance. Now what I am curious about is when you analyze a deal at the end what numbers do you look at. I have a 2.2% CoCr and 9.6% Cap Rate. What number do you base your buy or pass up decision off of?

Hi everyone, I am very new to property investing a recently just bought my first home. With the market being so high lately I have been looking more into foreclosed properties and some I have some questions that need answering. When you buy a foreclosed house is there anyway that you can tour the house before hand? If you buy the house on auction whose responsible for removing the person currently living in the house or are they usually already removed from the property?

Hi everyone I am just getting started in owning some of my own rental properties and was looking at using Azibo to do my rent collections each month. I was just curious if anyone uses Azibo and if they know if it automatically pulls the money from the tenant bank account when it becomes due or if the tenant has to send the money across?
