Hi everyone, I recently bought a lake place for the sole purpose of doing short term rental. This first summer has done pretty well but I wanted to make sure I am not leaving any money on the table due to what I set my price at. I would love some tips other short term rental owners use. I have heard price labs is a good option and I am currently using that. I am unsure if I set everything up correctly on price labs also so if anyone uses price labs and has had good success would also appreciate some tips on how to set that up! Thank you!

Hi everyone. I have a potential deal that I am looking into. A real estate investor wants to sell me a 3 plex on a contract for deed. I can kind of negotiate down payment and interests rates to get my Cocr to work. However, my town only has 3,500 people so multifamily does not get sold very often. I am not sure if I am buying it at a price that gives me equity because I have nothing to compare it too. What should I do?

Hi everyone. I was just curious your thoughts on the pros and cons of paying off mortgages early on investment properties vs using leverage and scaling to a larger amount of properties quicker.

Hi everyone, 

I have heard from a couple different people if you keep investment properties in an LLC it doesn't affect your personal DTI for banks. Can anyone elaborate on this or tell me if it is true?

Hi, I am also very new to this concept as most people view debt as a bad thing. I would recommend reading Rich Dad Poor Dad by Robert Kioysaki he explains how the rich buy assets and the middle class buy liabilities they think are assets. I think this book would give you a more clear understanding of how to use debt to become wealthy.

Post: Air bnb Automation (How to automate calendars with cleaners and lawn care)

Hi everyone, a partner and I recently bought a little seasonal cabin on a Minnesota lake that we plan on using specifically for an air bnb. We have rehabbed it and are set to post it in the next couple weeks. I just have a couple little questions that I am hoping someone on the forums has delt with before. So I am trying to figure out my automation with my cleaners and my lawn care for the summer. My question is for the cleaners I plan on using turno bnb (formerly turnover bnb). I can see that you sync your air bnb calendar on there and whenever a new booking comes up for that listing the cleaner automatically gets notified and can accept the clean. What I am curious about is if the guest cancels that booking do the cleaners also get notified? Then my next question is for lawn care. To automate that so my lawn care knows when checkouts are can I just send them the ical link from air bnb and will that automatically update when new reservations or cancellations are made?

Any help would be much appreciated thank you!

With the recent spike in interest rates I am curious if everyone is having a tough time finding cash flowing properties right now? Or am I doing something wrong?

Hi everyone, recently bought my first STR and am looking into property managers more specifically Evolve. I was curious if anyone on here has used evolve before and what there experience with them was like? Thank you for any input.
