How can one tap into this niche so that property owners in and around Atlanta can get leads from potential mid-term tenants (such as casts, filming crew, etc). Apart from listing on FF, Airbnb, Zillow, etc is there anything else that one should know about? Any ideas/suggestions would be appreciated.

i'm in Atlanta so I would want to start here but also, I am thinking internationally. Any words of advice on how to find the right properties and willing landlords? So far in my inquiries for rental listings I've been mentioning that I can pay six months rent in advance, every six months. I feel like this is a nice enticement for landlords to consider. But even the ones that want to consider it have turned out to have properties that don't allow this such as Condo communities with HOA regs. that prohibit it. Thanks again for your reply.

@Roberta Markevitch - If you are still looking for a property and open to an MTR arbitrage in Decatur, please DM me. My friend has a property but I think he is unsure about the STR regulations/requirement and that's why he is not considering STR arbitrage, but would be open to MTR.

@Jamie Banks - How long did it take to find this tenant from the time you first listed on ALE? Which platforms did you list your property apart from ALE Solutions? I have submitted my property on ALE but haven't received a lead so far

After going through all the posts and digging some more about the pros and cons, I have decided to give one of the properties to someone who'd like to arbitrage it for STRs. The property is a 5-bedroom house in Atlanta (Zip: 30341). Please hit me up if anyone is interested.

The property is fully furnished, cleaned, and ready to start hosting guests. AirDNA estimated annual earning potential of more than $110k per year.

Are there any DSCR lenders who lend to foreign nationals with 70% LTV or more? And would be open to LTR/MTR/STR.

How fast was the process? Like from the time they contacted you first, what all did they do and how many days after did the tenants move-in? 

Someone contacted me yesterday, I provided all the information they needed but I was wondering how long will it take for me to find out if they are going to proceed with my house or not. 

I'm looking for a property management company that can manage my property in Atlanta, I'm out-of-state investor and therefore, I need someone who is very reliable and comes highly recommended. Anyone who has had first hand experience, please let me know.
