Hey All, 

I know that having a security or fire monitoring system on your rental property will help reduce insurance costs. I have 2 SFR residential rentals.

1) Do you recommend I invest in monitoring systems?

2) Which do you recommend?

Hi All, 

Like other Californians, we're doing the Great Texit to Texas. I'm looking for (and to work with) someone that works with investors, understands that we'll want to use the equity in this primary home purchase to help purchase other investment purchases down the road, and is an expert in construction loans for primary residences. (We'll probably purchase something that will need a lot of work and we'll want to do the work upfront.)

@Doug McVinua thanks! This is great. I'm looking to leverage the increased equity to buy more investments. Which option do you recommend I do? HELOC or Cash out?

Thanks for chiming in. I understood you comment about doing the HELOC. I didn't however understand your 2nd recommendation. Are you sayin sell it? I haven't read BRRRR yet. It's next on my list actually.

I'm looking for a lender to assist with doing a HELOC in AZ.

Details: Purchased an SFR investment in AZ for about $202,000. Comps are showing it's now worth around $260,000.

I only put 10% down, so the total equity is around $77,000 gross with an LTV of around 70%.

Ha! Fair. I'm just basing the baseball reference on the COC ROI. But the property has appreciated already by $55k or about 27%, so I'm definitely happy about that. Now deciding if I sell or do a HELOC for more investments. What would you do?
