How can I leverage the equity in a 1yr old investment?

Purchased an SFR investment in AZ for about $200,000. Comps are showing it's now worth around $260,000.

I'm looking to leverage this property to pursue others. I'd love to hear ppl's recommendations and reasons behind them.

Do I sell while tenant occupied?

Can I take money out to purchase something else?

What other strategies am I not thinking about?

I only put 10% down, so the total equity is around $77,000 gross with an LTV of around 70%.
