any good turn key company's in Ohio? I've been looking at ohio cashflow. as they at least from what I've seen are pretty reputable. but.. They only accept cash buys me and my honey are saving around 5k a month busting our buts I hit college and quit my job but my go bill is coming in so that 100 percent replaced what I make so all 4 years of my college we will be saving this much. And while I can buy a property from them every year at that rate. I would much rather buy 3 or 4 propertys and then work on paying them off after school is over and moving down there. are there any reputable turn key company's that do the traditional financing route? if really love to go faster then one a year. I wish were I lived now was a proper market any feed back is amazing! I love bigger pockets!

that creigslist ideaa is brilliant yes there are still deals that cashflow most of them though are in areas that people dont feel comftorable touching. If there not you just have to find someone who wants to let go bad enough lol. Ive found that finding them isnt as hard as alot of people say it is its rather a game of patiance and persistant constant action. I may still go do it in this sellers market. The only thing im thinking is if i can find a good deal is this sellers market imagine the kind i can find in a buyers and the better return i can get.

Ill keep all this in mind i live in brooklyn center its not that bad north is alittle but when youve been to downtown philly those are nothing. That place was a nightmare unfortunatly it fell through not to worryed though living with parents saving 3k a month should have enough cash to not use va loan soon and keep leveraging free living while i can thinking i mite wait this sellers market out i ended up going door to door in maple grove and found a commercial investor who is willing to mentor me so im going to start really following her. I love bigger pockets!!

So I have been looking at property's in the hood evenly and god damn they look like they cash flow really good. However I have heard to get the type of cash flow it requires a lot more work then non hood areas. These are single family homes I've only heard about hood multi what are hood single family like. sense there is high turn over would it make seens to rent by the month. Do you still evict someone if they don't leave after the lease is up or is there another way to do it. And how do I avoid getting shot if I offend or evict someone. 

it deals with creative financing I pay someone the down payment over pay pal or another electronic service. With a credit card and in return they give my the money in cash that I can use to make the down payment with. This is my way of thinking to get over a cash advance limit.

ok here is the dealio I found a property that matches the 2 percent rule pretty much on spot its my first rental I want to try and go no money down if I can to really push myself so I can start going ham sauce on real estate. I have a good credit 750 I believe could I pay someone through PayPal the money for the down payment with my credit card and in exchange they give me cash for it seen the cash advance my bank is willing to give me isn't high enough is this a good idea I have a va loan but I want to exclude that for a multi family to house hack plus I'd rather not live in it for a year to pay it down to refi once is what I want to do even legal? Thanks bigger pockets your the best if you guys have any other alternatives let my know I make about 56 before taxes currently and live with family so if that alone opens up any avenues for creative financing I would love to know. Hello bigger pockets community I have been off and on in here trying to keep up to date as much as I could during my tour in the military. I just got discharged about 3 weeks ago and and in the job search process and am super excited about having 100 percent control of my life as a civilian! I am extremely curious if any of you know any MN investor conferences or networking events. My current stage in the whole investment process is getting my life together and straightening up my finances I joined the military and made the common mistake of getting into bad debt what shifted my was the book rich dad poor dad and I have never been the same. all I'm really hoping is i can find like minded people who are successful to rub shoulders with and really see if I can help them in anyway and make a lifelong friend in the process. I am more then happy to volunteer for my off work hours weather its scrubbing toilets helping send cold mail or really anything I really would like to find some friends in the industry that I can really get along with because it isn't like that with any of my old high school friends. thanks again bigger pockets community and all the investors on here you guys are so awesome and helpful and I am eternally grateful that a platform like this exists for aspiring investors and experienced alike. i really hope that i can make some friends who have the same life goals as me because it feels extremely lonely right now with no one have a wonderful day!

Bro dont pm anyone the adress untill you have secured somthing people are sleezy and will take anything they can out of you if you give them the shot make sure you have somthing contracted first with a person you have a good gut feeling with. Always expect the worst and go for the best

its a single familiy home i wont be living there thats why i said that lol its actually quite far away from my home i have a property managment in place as well for that. My main goal for this first property is dont lose money and learn get my 2 years landlord experiance so when im finished with college and whatnot i can move forward. If im doing somthing dumb please tell me haha you could say its turnkey haha i think it would be close enough for me to manage though it would just be a pain. I am sorry if i sound uneducated with any of this folks. This is the first time i am going through any of it so i am learning a absolute ton load. Thank you for your support so far bigger pockets!
