Thatnks so much everyone this most definatly helped me @James Wise i think i will most deffinatly be doing this

I am getting medically seperated from the military i am in a position after that were me and my sweethear will be able to live on her income and if i bust my *** and work the way i did in the military with the disability im getting i could save 100k a year that is why i was asking i want to go all out with this i am just not to confident on my finding deals ability yet as i dont know how to market  i know absolutly no one in real estate i actually get a negative title from a lot of my family calling me foolish behind my back. I nw know that i can use sheer willpower to make my dreams of changing my family tree and my life posible sheer willpower! I am so very greatful this is a very wonderful place to be right now thanks everyone! When you want to succeed as bad as you want to breath then you will be successful! 

Now to get back to learning how to find discounted real estate haha. And time to look at what finders fees are..

rents in the area are about 900 for a home like this

ok so i was on creigslist going through my daily serches. I found a guy selling his home For 25k i offered 15 cash he is interested it needs around 30k repairs. After repair value is about 106k now i only have 5k cash i was going to put the rest on credit and just hold it pay the taxes till i have the money to repair it should be long im just in a wierd location. Im in the military at the moment is there anything i should be worryed about or did i generally find somthing that mite be a deal. First one if i did.. this is in the ghetto my great gramps used to live in a area like this. So im not to scared with the area i take not that i will always have fear due to my generalised anxiaty disorder. How should i meet this guy what should i do to get this deal going and what should i make sure i have in my hands before i fork over the cash

would you do it? 

Im curious to know what you all go through and how long that first deal and others took to find. And what it felt like?

i just figure if i learn how to do it i could take the middle man out of the equatio. For me means more money on my end

so if you were amazing at saving and absolutly sucked at finding deals. I mean like hopless god forbid anyone is and prey for the ones that are. Could you just get regular homes not fixer uppers at regular prices and put a downpayment big enough on them if your goal was only passive income and not roi. You just want to be able to retire eventually with income. Is this somthing that could be done? I know from a investment perspective its dumb but i still want to ask anyways. How practical would this be for passive?
