I agree with Marvin McTaw 100%. Another thing to consider is the recent conservative earnings of most 401k's. Your money might be better served assisting you to attain a physical earning asset. Yes, if jobs change you will have to pay it back but we might not be talking about a huge sum of money. With the deals out there today one can easily find a deal 10% under market value then borrow 10%-25% down pmt from 401k. That could be a more modest draw/loan and much more manageable should anything crazy happen in your life. Good luck.

Easy decision once u know if u want these tenants or not. If u like them "gift" it in gift card form with a Christmas card. If u don't like them revert to your business model and stay strong :) Good luck.

I agree w Omar. Look at the past couple of years financials and vet them thoroughly. Also consider contacting local comparable complexes for assistance in arriving at a good est. lastly call the utility co. They keep great records. Good luck

I'd try the small town fix first by engaging in conversation with your tenants face to face. Then obviously taking into consideration all local laws, inform them of the change that is to take place in the coming months. With enough notice and fairness I think u might be surprised how many will completely understand...if they argue, point them to the local paper where they can see all the other places w the same rules.
