Hello, 

I have a questions really quick regarding this property.  I typically do single family flipping and wholesaling with much smaller returns.  I have checked and re-checked with the city and this is a done deal. Buildable, up to 30 units.  Arv per unit is $330k at 1500 sqft.  

This is a deal I am going to Wholesale. My team has a protocol wholesale fee tier level system set in place based on investor profit. This profit is above our $50k which is 15%.  This would be a wholesale fee of $722,410.  

I need some help on how to handle this once I send it to my Builder investor teams. 

Should I send it nationally?  What types of terms should I prepare to hear from the builders?  Is this even appropriate to ask for with a 4.8 Million dollar investor profit? 

I want to be fair, but this is an opportunity that is a win win for all parties involved.  Our team, the birdogger, the wholesaler, our listing agent, and investor.  

I like deals where everyone wins.. 

We locked it down today, so I have 10 due diligence, and 30 day close.  Suggestions comments and thoughts sooner rather than later would be very helpful for us.

Are you a rock star wholesaler? Maybe just starting out? Either way what you do is valuable to us! I have over 238 local investors looking to buy homes in NE, SE, Inner SW, and St. Johns Portland. We are looking for residential homes, lots/land, and 2 to 4 multi family homes. We just had a massive deposit of funds into our account, and need to buy between 5 to 7 homes a month.

We like the homes to be economically feasible as well. For example, we aren't thrilled to buy homes on busy road. What is a busy road? Think solid line :)

We also prefer the homes to be in areas where other homes are also being rehabbed (wouldn't we all)

Sales price guidelines (wholesale fee not included in this model) SE Portland from the river to 55th sqft 1000-1500 sqft. $185-220k sqft 1501-1900 sqft $185k-300k SE Portland 55th to 92nd sqft 1000-1500 $105-165k sqft 1501-2000 $166-220k NE is relative the same.Anything over 2000 sqft or has an UNF basement that will allow for a sqft increase we will pay up to $330k depending on the scope of work.

We typically do not buy homes much past 115th block, but for the right lot, and price of home we absolutely will take a look.

The ROI baseline for us is, 25% cash on cash.

My intention is to spark a new relationship or referral partner, so we can go over the finite details once we speak.

Last point, we are also wholesalers as well sending out letters, D4$, MLS, and online web marketing. We always have deals in our pipeline, and perhaps we can help you as well. The proverbial win win!

@Robert Laird Dude!  I apologize for being such a flake lately, but I have literally been drowning in properties LOL. You however are my grounding force/balance!  Wow has it really been this long since our last Portland BP meet up!?  There is much to talk about for sure as the market changes at a rapid pace.  I'd love to put together another meet up similar to our last format as a meet and greet. Although somewhere that might be a tad quieter for those whom do not have the natural booming voice that Rob has!  

I'd like to add something to this format that I thoroughly enjoyed when I went to a REAPS program in Seattle.  I'd like a quick summary on the current market as it relates to the last 90 days, in addition to current wants and needs.  I.E  Are you a wholesaler? Bring your properties. As investors, bring a wants a needs list be prepared to share. Need a contractor? Bring a contractor? I want to create a forum for a value add meeting.

I am eager to meet new faces, and re-connect with my friends at this event.  I wanted to send this (perhaps late) post to get a sense of how many people will be attending this event tonight.  This will help me to know how much pizza to have available! Beverages are NOT included haha!

Time: 6pm-9pm 

Schedule: 

 6pm-7pm: Networking time, Come in and start to meet your peers.  We will do our best to connect those we know other BP'ers.  Grab some food & Drink, mingle etc. 

7pm-9pmish:  

We will gather the group to begin the meet-up, and pass around a sign in sheet to add your name, contact info etc. (we will deliver w/ permission these contacts to the group for possible future connections.  Again NON-Solicitation.  

The topic will include a round table type discussion by going around the room asking you to introduce yourself to the group, i.e who you are, what you do, what you are looking to achieve by attending this meet-up.  Small Q&A 

During this time please be courteous and to keep your introductions  between 3-5 minutes as such to allow everyone an opportunity to speak.  We know from experience, if we do not govern the time, not everyone will have an opportunity to participate.  

Wrap up: Q&A, Then it's time to go make a new friend or many!

Super excited @Adam Smith  Thanks for putting this together! I am looking forward to another BP networking event.  

A bit of advice..  Since this is truly a "eat pizza, and drink a beverage" event, I would take the time to get to know the partners in your area, which means,  the REAL talk doesn't happen until AFTER the event!!!! So don't run out too early ;)

Absolutely! I would love the ability to share the power point presentation I had planned display, which outlined the "secret sauce" to finding off market deals in an aggressive PDX market, working with wholesalers, Joint venturing, and leveraging Realtor's to perform a variety of tasks CMA's, write offers, and listing your home. However, this time, looking forward to a round table discussion similar to the format we had at the first BP meet up.

Additionally, and In consideration to those who live in a variety of zip codes across PDX, we should think about holding the meet-ups in a variety of locations.  Since the first meet up was in N.E, the second was in Lake Oswego, perhaps the next could be in inner S.E, and then to Beaverton, so on.... @Robert Laird thoughts?
