So I wonder what most of the other investors with multifamily rentals in the CLE market strive for number wise?  I am not sure if I am expecting to little or too much?   I am using the 50% for expense rule, after that and paying the mortgage from the remaining 50% I want at least $250 to manage a door/unit.  Outside of that I will try to control my expenses which could put me closer to $350-$400 a door/unit.  I plan to hold the expense cash until each property has a reserve of $20,000 then I will roll over the additional expense holding to my intake each month.  If I have to spend some of the 20K then I will redirect back to that account unit it reaches the 20k again.   What do you think of my plan?   Good, bad or the reality.  I would appreciate to hear from those whom have more years on me.

Frederico you make a good point.  I just cant imagine how people just waste away water.   I guess there is still more to come and learn for me.   Thanks!

Take a look at www.amishgaragebuilders.com  They have some very competitive prices, I priced out some 2 car garages that were 15K by 3 builders all of which drop to the amish price when i referenced them around 12k.   According to the price list,  this is for the pad and all.

Hi Team,

Lakewood requires a garage to be on the property.  If it is gone the owner is in violation and receiving warnings and or fines until remedied.  

Thanks Everyone.  We ended up choosing quickbooks.  I have found some tutorals online but it seems you have to know that you are searching for to find the tutorial.  When you dont know what it can do you dont know what to search for.   So, as Tomer asked if anyone can point us to a tutorial for landlords that would be amazing.  Maybe one of you will get bored and decided to create one?  Who knows....  Happy Friday everyone!

Does anyone have an Inspector they have found to be really a cut above the rest?  I have had many so-so inspections and I am in need of an inspector that really is worth their weight.  House is in good shape on the surface, i need someone to look past the lipstick..    Any recommendations?  Thanks
