Option 2 sounds like a more likely outcome to me. The buyer gets their closing costs so long as it appraises, you make more in the end, and your wait for the "right" buyer is over. The home warranty could go either way but I would recommend holding off on it for now and use it as leverage later. The buyer is most likely going to ask for some repairs after the inspection so you can toss that back in at that time and reduce your list of repairs. Also, you can get a good home warranty from OneGuard from $499. I would offer a credit of $499 for a home warranty as part of your repairs response and include a copy of the brochure for what that plan covers. If the buyer wants to chip in another $200 later to upgrade to the next plan, that's their decision and you saved $201.

Hello from Vegas!

I am very familiar with the Vegas market and I can tell you that you will find better returns in cities with a lower cost of living at this point. Much of the housing market across the nation has softened while Vegas has stayed very solid. It's tough to find a 7+ cap rate or 1% rent rate but I too listen to the podcasts and have heard on many occasions of people hitting those numbers in other parts of the country. In addition, $40,000 will be a great start for a down payment but won't buy anything you want to live in, in full here. I know of someone who was recently looking in the $170,000 range and her parents wouldn't let her buy yet because the locations that are afforded to a buyer in the $170,000 range are not very desirable.

Thanks guys! I’ve been checking out a lot of places online over the past few days and floor & decor looks to have the most options for the best price. I’d like to stay under $2/sf and they’ve got quite a bit to choose from in that range. I’ve got an uncle doing the installation so no worries there. Hadn’t given much thought to the grout yet but it definitely won’t be white. Thanks for the advice!

Hello again BP!

My wife and I are remodeling a home here in Las Vegas and we're going to be changing out the carpet flooring for some wood-look tile. I'm surprised to see that there are TONS of flooring stores available and rather than have to sift through a thousand listings, I thought I'd ask the BP community of Las Vegas where you all are buying your flooring and why you chose there over the others. I'm looking for something that is attractive, durable (future rental property) and not going to break the budget. I appreciate your recommendations.
