Newb seeking advice for condo or multi in Las Vegas

Aloha BP community!

This is my first post here in the forums. I would like to be a real estate investor soon so here goes...

My name is Bronson. I am from, and reside in Kailua, Oahu, Hawaii. 42 year old Single father of 2 kids (8 & 6). I have a full time job and have some cash saved up for a down payment on real estate. About $40k. Been listening to BP pod cast for a few weeks now and the biggest thing I’ve gotten from it is that you just need to get started. Take the first step. Make the first deal. Don’t wait on the sidelines for ever in a state of “analyzation paralyzation”.

So My father currently rents in a condo community for people 55 and older in the Green Valley area of Las Vegas and his lease is up at the end of the year. I would like to buy a multi or condo for him to live in and rent from me. He’s into the idea too. I know Vegas is a sellers market right now but I’m wondering if it could still be a good idea to buy there?

-Condo or Multi

-Green Valley/Henderson area

-I have $40k but it’s gotta cover everything (repairs, emergence fund and all that)

-Buy and hold

I figure I could start my investing journey with my dad a my first renter.

Is there perhaps a different market that would be better suited to my needs and I could return to the Vegas market at a later date to get my dad into something?

I know this was a lot to read but thank u for your time.
