I've been meaning to go a couple of the REI groups around town here in Vegas but my schedule is always up in the air. Now that the winter time slowdown is coming into effect, I've got more time available and ready to get out there to learn and network. Any good events or meetings coming up soon that you know of?

Going only off of the information given, the TH is the better buy. If it's truly brand new you likely have a 1 year "bumper to bumper" warranty from the builder and a 5-10 year warranty on the appliances which means very few expenses for you in the way maintenance and CAP-X especially when compared to a 35 year old structure which will certainly command a higher allocation of funds for those purposes. In addition, as you mentioned with the townhomes, the HOA is responsible for the upkeep of the grounds. Even with the $90/month HOA fee it sounds like your ROI and break even points for the TH are better. (I did not to do the math but you should)

The best tip you are going to get is to learn everything you can from KW and then leave. They have one of the highest compensation splits and caps of any broker in the industry. Most agents (like myself) start at KW, get educated enough to perform the job on a consistent level, and the go somewhere else that allows you to keep more of your hard earned money.

You are correct that there aren't a whole lot of agents who know what they are doing when it comes to investment properties. In general there are a lot of awful agents out there to work with but not all agents are created equally. There are plenty of good ones too. What market are you looking into? I know of a handful of agents that work well with investors. Another option would be to "Network" button above in the banner menu. You can find members near you for general networking and they also have a real estate agent specific search under that drop down menu as well.

Hello again BP!

I have a property rented out to a great tenant here in N. Las Vegas and I believe I saw recently that someone posted in the forums that here in Vegas it's better for the landlord to keep water, sewer, trash (all paid on one bill in N. Las Vegas) in their own names and add it to the rent. (I think the reasoning was that the city can lien the property) I was surfing the MLS just now and saw "Tenants are responsible to pay a monthly $23 for Sewer and $18 for trash in addition to the rent." Which is not an uncommon term to see in the agent-to-agent remarks so I'm curious as to why that is? Should I be doing the same when I sign my next lease?

I am also curious about this. I see quite a few brand new homes listed for rent and was wondering if the 0% maintenance cost, 0% CAP-X costs, dump it in 10-15 year strategy is a profitable one. Is anyone else doing this? How much are you betting on the appreciation in this long term play? Is it still profitable if the market is at the same rate? (Or increases by much less than expected?)

Make sure your assistant is operating legally. Here in Nevada, someone who solicits business for you by writing letters, making calls, etc. needs to be licensed. I know of a couple of agent teams that have been fined for using an inside sales agent to solicit business who was not licensed.
