It's not necessary as you have some time to hang your license with a broker (just check your local requirements).  I personally interviewed 7 different brokers before I completed my test.  I wanted to make sure there was no delay between passing the test and getting started.

I would recommend talking to at least 5 different brokers and focusing on the culture/atmosphere, CE and support options as well as community involvement.   Commission and splits do you no good of there is no support or the fees nickel and dime you to death.

Good luck with the pursuit!

As with most things, you have to be patient and stay in it.  I've told myself I will give it 6 months and after that time if there has not been any responses or leads I would invest that money in another lead source.

Can you comment on what exactly the pricing structure is? I can't really make heads or tails of how the sponsorship works...

I believe it varies by zip code but for me I'm paying $175 a month.  I'm sure there are other zip codes that are cheaper or more expensive.   Again, it's only been a few months but so far there hasn't been much action.

I used Real Estate Express in combo with Prep Agent.  REE was great with learning the core info and PA was great for preparing you for the test.

As well as any other hacks you’ve been able to leverage to save time and money

A broker is not just about the "split", it's more about the culture, training, willingness to help others, community involvement, etc.  I would recommend visiting at least 5 different brokers and interview them.  Remember you are the independent contractor, so in a sense you are hiring them.  There are also fees to look out for.  Desk fee, printing/copying, signs, business cards, etc.  Some will nickel and dime you to death while others may provide all you need.

I interviewed with 7 different brokers, one being KW, but I decided to go with Harry Norman in the end.  Feel free to reach out and I can tell you why I made my decision.

Again, it's not just about the money.  The split might be better but if there is no support it really won't matter.

Just my .02.

What are you guys thoughts and if there are any suggestions as we head into the new year and Beyond as far as the Atlanta real estate market and how best to attack it as a newbie. Thank you in advance

I was in the same boat you're in a month ago.  I used Real Estate Express as well and took my test last month.

Side note: look at Prepagent.com as it is much closer to how the test is formatted than REE.  It was a life saver for me.

I decided to get in to real estate because it was a passion and I love working with people and building relationships.  But as already mentioned it is very slow going in the beginning.  If you have a stream of leads then it might be a little easier.  You will want to also get involved with the community, chamber of commerce, neighborhood, etc.

I wold love to touch base with you and give you my experience with testing and getting in this business as a green pea.

I used Real Estate Express.  It provided all the class work I needed plus post license as well.  It was a good course but I did notice it was lacking a little when it came to actual test prep.

I ended up adding prepagent.com once I took my first state test and missed it by 3 points.  After using prep agent for 3 days I passed the next test with flying colors.

Be prepared to take A LOT of notes and devote time to studying those notes.  Good luck!

@Andre Jernigan I would echo Tyler, networking with prospective buyers or people that are in touch with prospective buyers is MUCH more important. I took time while I was doing my online work to research local chambers to join, talking with people around church and community organizations and letting them know that I was getting in to real estate.

I do much better learning in class but I was in a time crunch and did not want to wait 4-6 months to get started.

If you do the online courses I would say the time spent joining facebook groups, getting involved in the community organizations, talking to neighbors is a better use of time. You will meet plenty of other agents from other brokerages as you get in to selling. Use this time to network potential customers.

I took mine online because I wanted to get licensed quicker than what the in person class would allow.  I worked 12 hours a day and got my class test done in under a month.  It was a lot of note taking, reading and review work but better for my schedule and needs than a regular class.

I will say there is a site I found (prepagent) that was amazing.  No sponsorship, just letting someone else know what a saving grace it was.  I failed my first test (missed by 3 points) after putting 200+ hours into the online learning.  I put 72 hours into prepagent and passed the next test with flying colors.

Good luck to you Andre and let me know if you have any questions.

Thanks so much for the suggestion.  I will look into it right away.
