I've used them for a refi. Good rates and pretty straightforward. Another good one is Amerisave.

I'm familiar with the property you are interested in. That property has enough challenges that I wouldn't recommend it for a first time investor.

The repair costs to get it rent ready are significant and the Seller is looking for a cash offer.

If you're just looking for someone to take look at the property for feasibility and an estimate I can do that easy enough. I do a lot of full guts and like looking at houses.

If you are actually looking for someone to bid the job, I can probably bring along another guy who works with me a lot and see if he is interested.

Except if you're interested in SFR you have to battle Invitation Homes and the other funds for any deals.

That list of properties you have will shrink rapidly between now and the auction date (December 2nd). It used to be a live auction held in Puyallup. This year the county is using a company called ********** and holding the auction online, which might make things interesting.

Beyond the lien issues you also have to worry about being able to get title insurance. Most title companies are very reluctant to insure tax deed properties until at least a few years have passed.

Frankly I have never found anything at the tax foreclosure auction to be a good deal. It is mostly small useless parcels of land and a very few houses. And it generates a ton of interest for some reason. With all those issues the county tax auction is probably the last place I would recommend you start your investing.

I have a HelloFax account and like it very much. I find there are still quite a lot of people out there who prefer to fax documents over digital alternatives. The best part is the faxed documents come direct to my email and the email of anyone else I designate to receive them. The HelloSign feature also works pretty good for smaller documents when I'm on the go.

PEX is approved for use in all 50 states. It is quickly becoming the dominant product in residential water supply. And for good reason, it is cheap and easy to work with.

From what I can recall the "lawsuits" largely related early use of a certain type of brass fitting by some manufacturers in areas with heavily mineralized water.

I appreciate cautiousness in adopting new technology, but it seems to me anyone refusing to use PEX at this point might just be stuck in their ways.

$2500 for a repipe is a decent price, though of course it is hard to say over the internet and without knowing anything about the house. If it was me I would go with PEX. Copper is nice, but not worth the cost.

FHA Anti Flipping Regulation Waiver has been in effect for a number of years. Current extension is through 2014. Time period is calculated from settlement date.

Any other requirement is an overlay specific to the lender.

Find a LO who works with investors. They should know how to deal with this. Two typical methods are proof of value added and/or 2 appraisals.
