Are you just reposting a REAPS deal and tacking on another 4k?

@Troy Fisher

There is no redemption period in Washington unless owner was a minor or person deemed legally incompetent. In that case there is a  3 year redemption period.

The list is going to shrink rapidly in the weeks and especially days before the sale. People scramble around and find the money, or if their is a  note the holder pays the back taxes. I'm sure there is some investor activity, but if considering that route be very careful. A bunch of local investors have gotten in trouble for that.

Also you need to check title on the properties you are interested in.

FWIW I've never bought a property at tax sale. It generates a crazy amount of interest for some reason and the few decent deals that do make it sale get bid way up.

Exterior work becomes difficult - roofs, landscaping, painting, and foundations/basement. Mainly painting and wet basements. I spend most of the winter being an amateur meteorologist and pissing my painters off by constantly scheduling and rescheduling them. Or standing around in wet basements wondering what to do.

You can still get work done and sell houses in the winter. Just a few more issues to deal with.

I hope to be there tomorrow

Josh,

Be careful about pursuing tax foreclosures, it is a good way to get in legal trouble.

@Michaela G. ]

Overages don't stay with the county. They go to the owner. That is why Joe and his buddies were interested.

@Michaela G.

Nice enough? They were straight robbing people of their tax overages or placing them in trust they controlled with ludicrous terms.
