  Georgia does both liens and deeds.  Some counties are online most are still at the steps of the courthouse.  You can find info on http://www.govease.com.

Use the money to learn more about real estate.  

You can find reits, tax liens, and mortgage notes that cost less than $4000, but if you do not know what you are doing you could loose those to. What you find on social media for the most part will just give you bits and pieces on how to invest in the above strategies. You will need to take courses that will teach you. In addition, you need to network with other real estate investors so look for local meetups and REIA's in your area. Verify everybody first though.

Find a last minute tax pro.  You will get cross eyed trying to do it yourself.

With performing notes you can invest anywhere.

If your area is expensive have you considered tax liens?

For TX I like San Antonio too.  I understand Disney is building in Frisco.  I know home prices over there vary but you could consider neighboring areas.

If you want to leave TX then consider Oklahoma City, OK , Birmingham Alabama, Memphis Tennessee, Nashville Tennessee, Columbus OH, North Carolina, South Carolina and Georgia.

Since you have it in an SDIRA then I would suggest considering performing mortgage notes.  You can definitely find notes for that price and under that would pay you monthly within a few weeks of purchasing.  Otherwise you may also want to do a crowdfund or be a private lender as you indicated in the above post.

I am more for cash flow than appreciation.  Indiana, Ohio, and Texas is where I would like to focus.

Can anyone recommend a mentor or an airbnb course taught by someone in the New York City area or the state of New York?  I am looking into nursebnb or airpads or doing corporate rentals.  Also would I really need to take a course if I am already a landlord?

He did not specify if it was for title or hazard.  I think I am going to put him on the back burner and keep searching for funding.  I had called the OCC before posting but they do not have ways to help us verify either.
