Which state is best for lease options? I am looking for least regulated, landlord friendly if possible.

I currently own a multifamily and would do it again. I live in the same building as my tenants. We have two separate entrances to get to our apartments though. The only thing that I may try different is to rent to special needs tenants like veterans.

Joanne Musa otherwise known as the "tax lien lady" is good as well. You can find her videos on youtube and speak to her on Linkedin. There are also conferences that are held several times of year as well.

I agree with Nicole and Jon. To add how fast you get tenants also depends on how you market it. I normally get responses to my ad in one day and have them verified in 3-4 days. I post on the housing sites of colleges, nursing schools, my job board, craigslist, and zillow.

Question: Do you have a basement? Does it have a separate entrance? If you do not want to have renters their for a long time, you can do for short periods. For example; when Obama was elected people were paying a lot of money to people who lived in DC for that one day. If there are any major conventions or festivals in your area you can rent to tourists temporarily.

Hello

My real name is Lelith but I go by Lilly. I was born and raised in NYC. My primary full time job is as an IT analyst. I currently own one tax lien certificate and one multifamily in which I have been the landlord for 13 years. I also help advise and manage properties for my mother and uncle. In 2006 I recieved the National USPAP for real estate appraisal. I also have taken a lot of real estate courses at Baruch college, NYU, and HPD. I would like to expand my real estate portfolio so that I can retire early. I plan to buy more tax liens, start investing in notes, and do a lease option in either Georgia or Texas. On the back burner I was also considering buying another property for corporate housing purposes.

I learned about biggerpockets by surfing on youtube then joining them on facebook.
