Hey BiggerPockets family! There is a house in the neighborhood that I have a rental home in that has just put the papers on the windows indicating it will be going into foreclosure;however, it is not listed online nor is there a for sale sign. My question is what is the best way to find out who would be responsible for selling the property if the bank is not referenced on the papers on the windows? Any advice is appreciated! Brandon

Hey @Ben Gordon. Welcome to Biggerpockets. This is an amazing platform for information/relationships that can assist you in your pursuit for financial freedom. I live in Fishers and could meet up for coffee sometime if you interested. 

As @Brett Snodgrass alluded to, the local meet up are fantastic. I attend INREIA and CIREA and some smaller meetups that are available on meetup.com. But to Brett's point, get out there and start making connections because relationships is where its at in this industry. Good luck investing!

@Neil Henderson The HELOC is open for 10 years; however, I do plan to pay it off. I like flexibility to pay towards the HELOC, but be able to utilize the cash if another investment opportunity comes my way.

Yes, I did use some of the HELOC to pay cash for my current propert and you are right in regards to the equity. I got a great deal on my first property (blessed moment) and the house appreciated another $15K over 3 years, which allowed for this entire process to take place.

@JD Martin Great advice! I will definitely look into it. I appreciate the input. 

@Joe Splitrock The water in Fishers is really hard and without the water softener the Water Heaters do not last long. I do not know anyone in the neighborhood without one; however, if not for the extreme hard water, I would remove the softener due to the continuous source of maintenance you referred to above. Appreciate the post!

@Account Closed absolutely I did call them; however, others have told me it is better to have a local service man. Perhaps they were mistaken because I have found all costs to be around the same.

Good morning! My water softener at my rental property in Fishers is not working (salt has not lowered in months). I want to have someone look at it and wanted to see if anyone knew someone or are that someone. If so, please advise. I appreciate the help!
