I had it under contract. The gentleman backed out due to personal reasons.

Honestly, if it were me I'd rehab it for max 10-15k and sell it for $100k for a quick sell. Or if you're into buy and hold my realtor states you can get $1100-$1200 in rent, in this location (minutes from Philly).

This is not a war zone whatsoever, every neighbor takes care of their property (check out birds eye view on the mls or zillow) this is a HUD home we won the bid on. There IS no cheaper home in this location.

We just dropped the price to $57,500.
