Never never never never never ever put them in the ground! Way to easy to take out. Get a small ladder or use the side of a truck and put them up as high as you can. Also don't put them up on the biggest intersections. Ok maybe some big intersections but rural areas are good too. Look for older development entrances and exits, areas with houses that have been around a while and make sure the message is SIMPLE.

Hey Deshone, my buyer backed out due to having to much on his plate. Now it's the new year and he's back in. I have it under contract for 110k and I initially was selling it for 140k but due to time constraints and my buyer being a family friend I am selling at 130k. Buyer pays all closing costs. So I should get 20k from this. My buyer had it appraised at 200k and he says hes all in at 175k including rehab, holding costs and hml fees. My realtor says he could sell it at 219k so my buyer should do well.

I have it located in the marketplace if you want to see it.

Exactly Braden and LaCava!

Here's one... It was a 3/2 townhouse full rehab in a bad neighborhood. It's a seriously long story but I'll make it quick. Seller wanted 60k$ I offered 10,500$. She said, no way... 3 months later calls me back and says ok. She tried other options but nothing worked because the amount of work it needed no retail buyer would buy it or had no knowledge on selling houses. House was empty and even had a squatter in there for a few years with no utilities haha. I got it under contract for 10,500$ listed it on CG two days later had a buyer sign my contract and sold it the following week for 14,100$ made a quick 3600$. Oh and I never even met the buyer... the house was 45 min away. My realtor/partner was amazed I made that kinda money on such a small sale. He would of had to sell a 200k house to make that profit margin after taxes, brokerage fees, monthly RE license fees and so on.

This deal in actuality took a long time from start to finish but it was technically closed in 2 weeks

To answer your question IMO, why I don't become a REA and earn an HONEST LIVING (lullz)! Because I'm not in the business to cater to first time home buyers that aren't happy with the paint in the living room or there is no stainless steel appliances (give me a break!). Or sit in a empty house on a sat/sun for hours waiting and hoping for someone to put an offer in. But if that's what you want to do then by all means go for it!

I prefer to work from home.

Michael spencer I'm going to close/assign a deal next week where I should make $20k and my buyer does not care one bit because I left a TON of meat on the bone for him.

I agree he's not motivated. But I call back every single person that rings my bell ;). Why? Because opportunity! If they don't want to sell to me (I'm not a realtor) I recommend them to the realtor on my team! My realtor sells the house and I get a handshake ;).
Now everybody is happy!
