If you don't have buyers get them! There are 30 different ways to find them. Getting the deal first is great too. As long as it's a deal. Let's start with this. Do you have a title company that will do assignments and double closings? If not get one! lol just cold call all of them in your state. The good ones can close almost anywhere. 

You can tell the seller that you can close in as little as 14 days or sooner depending on whether title is clear or not but you have in your contract that you have up to 90 day's to close. That way if there are liens, structural or family issues you have time to take care of them. 

Yes real cash buying investors can close in day's. 

Title can be run in hours but a typical search takes a day or two depending on how fast the title company works.

I give you props for asking these questions... It's not easy putting yourself out there. Have you done your marketing yet? What kind of marketing? Do not be afraid to fail.

Get 5 email accounts. Post a minimum of once a day for buyers and sellers. Same time every day. Do you have a site that can capture name, email, phone #? Does this site explain what you do? If not do it, it's cheap and then you'll have a landing page. CL is great but they change their policies often and it's time consuming. So get a VA to do your marketing.

Just my two cents but, I wouldn't bring any of them with me. Who are you marketing to? Before you step inside the house you should have looked up the comps and seen other houses just like yours and see the difference. You don't wanna waste professionals time and you don't wanna waste your $. Take the time and see every single homeowner that calls you and fake it till you make it. It's a learning process, it takes time, trust me. In the mean time keep marketing and talking to sellers AND buyers. You can't have to many of either.

Find another buyer. If it's a deal in that price range there should not be a problem finding someone more seasoned. Do 2 closings as well. No fuss on to the next one.

In a perfect scenario, you have buyers and you know exactly what they want and how quickly they can close. That is your answer. Every buyer is different with their capital. In addition, the title needs to be pulled and run to make sure there's no problems/liens. In short the answer is both.
