@Helen Kolton I started by wholesaling with my brother been doing it for 2 years and nobody beats what we offer. Just saying... 

Anyway what I mean is call signs on the poles that say we buy houses for cash or $56k MUST SELL! These are wholesalers some are good some are not...  call every realtor you possibly can and tell them what you want! If they can't/won't, move on till you find one that will. 

I've learned that if you want something you gotta go make it happen. Put the hard work in now by connecting with as many people as you can, this way they know who to call when they need/want something. Vice versa.

If you wanted you could go to my site and see what I'm talking about. Then look at others. You'll know what I'm talking about.

Ps. this isn't a solicitation just demonstrating.

I never put down deposits but that's me. Here's a best case scenario. You've already contacted a title agency that will do assignments and double closings. Now you get a seller to sign your contract. Send that to the title co and they run a title search. This determines if there are any leins on the property. If there are none you go find a buyer. You find one he signs your contract. You then send that to title. The title company now has two contracts and will write everything up on a HUD. They do all the work getting everything in order for the most part. Then you close and receive your fee.

The system sometimes takes a min to look for the name you want just give it a sec. Hover your mouse over your pic and click the inbox, then on the left click the names of the people that have contacted you.

Congrats @Lutonya Johnson whatever you do never stop learning BUT don't forget to take ACTION!!! Make a decision to take action. You'll make mistakes and you'll make a lot of them! Happens to everyone just learn from them and move on.

Can't argue with what @Dell Schlabach has written. I would add for a basic level of understanding what costs of supplies are, go to home depot and write down what a sheet of plywood costs 2x4, windows, tiles, HVAC, carpets, flooring etc... then measure your own house/apartment and do a pre-tend rehab sheet on your house/apartment. Do this at all of your friends houses. Look at all the sold comps. for those houses. 

YOUTUBE. Use it. Look up how to replace a roof, install a window, frame a door...

Research, get out there and don't be afraid to ask construction workers/plumbers if you could do part time work helping them do ANYTHING THEY NEED! Everybody started at the bottom at one point. Show initiative and passion and I guarantee they'll bringya aboard. Not to mention you can turn around and use them when you do your own rehabs :)
