@Chris Piper  all do respect way to much info , to many spend so much time reading books watching videos, going to seminars, and building their " Power Team " . Title co, realtors, attorney etc, WHY you do not have anything nor need it ! An experienced  " player "  has all, you need nothing !   keep it simple. Also this term Wholesaling  was said at some guru seminar , its called flipping a contract , now every Tom, Dick and Harry is a " wholesaler " .  Find a deal,  ( the money will find you ) show it to an experienced buyer, get paid a finders fee, simple . Or lock it up flip the contract, get paid at closing. 

Folks, simply connect with those doing deals, they will pay you for finding good deals. Save money and do them on your own.

@Brian Garlington we deal with various govt agency's daily. We put in 95% govt, mush more secure, higher rents and our OOS investors like it as they are not just being told by us the property is in good condition but the  inspectors confirm that as well ,

@Aaron Gordy  ahh gotcha, I misunderstood , totally agree. I do not agree with using a realtor. I nor any of my clients do. We are experts in our markets know exactly what to pay and where to buy .  Never used ( well  in about 10 years )  or will use a realtor .

@Jay C. NEVER work with a realtor why ? Total waste of time. I have done about 500 deals in the Cleveland markets using a realtor 10 years ago for maybe 20, and I did all the work. All they have is props listed. I can get as many properties I want.  Its all about your network and knowledge .Also who would send someone money to invest ?  Not sure who you are speaking with but that is not how it works, and you should never send anyone any money ,  you close just like any other transaction .

@Mann Singh I know every market in america having been doing this for years. No other market is better overall then Cleveland. We used to provide 25- 30% net caps, avg PP 35k, now, 11- 14% net avg PP 65k, SF,  Again I know them all . If one provided the results we have seen in Cleveland I would be there.

@Mann Singh well you cant do anything in LI, ( I lived there for 53 years just moved last year ) Find a market with 11- 14% net caps, buy refi buy another, all 100% hands off. Its all about knowledge
