@Ricardo Torres I suggest a market with an all in price of about 65k with 10- 14% net cap,,,,, PM in place .With 50k you can get two

@Erik E.  numbers look great on paper in war zones. but only on paper. I am trying to help you . I am an expert I know every street in every city. I can buy as many props as I want for 25- 35k, all in,  I will not touch them. Try keeping it rented, not easy.  I have done about 500 deals in Cleveland, own PM co, and have years of exp. I am not speculating , I hope it works out for you long term......

@Lane Kawaoka simple, connect with those that have done 100s and 100s and 100s of deals with all OOS investors, and offer 100% hands off, 10- 14% net caps, Its all about knowledge and your team

@Erik E. if its 27k its in a war zone, who told you to buy there ?  UNLESS it needs total rehab still would not touch it. Whos doing your repairs, PM etc, if going alone you will 100% get crushed, must have a team in place .You need to connect with those that have done 100s and 100s and 100s of deals and knows the market inside and out.

@Ellie Perlman In my market we always buy below the appraised value with double digit net caps,,,, typically 3 x ( my personals are all 4, 5 xs ) the national avg .

@Ike Stephens why are you involved ? You as an OOS owner should not be involved in any of this. I see so many making this more complicated then it needs to be. Connect with PM co that handles all . Also nobody is going to give away there contacts that took years to build. Owners need to focus on their own careers and not try to be an expert / run jobs out of state, you all will get crushed, not speculating .It took me / us years to build relationships .
