@Charlie Anne never why bother ?   I only do deals with 20% +++ net caps , In this scenario if the tenant misses ONE MONTH bam your losing ,,,, sounds terrible

@Ceasar Cifuentes how many props do you have in Cleveland ?  Also not a correct statement to only focus on west side.

Too all OOS investors, WHY are you talking about POS, tenants , repairs etc. You should  not to be involved in any of this. Are you going to swing a hammer, deal with inspectors, tenants, the city, etc, NO ! So why are so many asking about these things ? You are not nor will ever be an expert in Cleveland  ( or any market ) as you do no live an breath it unless you plan on making it a full time gig . You will never go to the building dept, speak with a tenant, CMHA / EDEN or a contractor. So many are making this more complicated . All you need to do is connect with those doing deals, you simply close, thats it!

@Ivan Franco the last thing you need is a realtor.  All the have is what is listed.   I have done about 500 deals out there for about 30 mill used a realtor maybe for 10 deals when I 1st started . They sell you and move on. They do not have any vested interest in you. You need a team, connect with those that do deals weekly, PM in place,nothing, I mean nothing for you to do.  . 10 -14% net caps are to be had with equity

about 500k Stock market all the travel related , oil and restaurants,  balance rentals, with 15% net caps or more

@Ben Holloway do you have any experience in the Cleveland markets ? If not I suggest you contact be before you buy anything, 45k per unit, MUCH to high, unless super nice area with 1k per unit rent

@Wade G. My personals are all 20% ++++ NET caps, we provide 11- 14% net caps to all our OOS investors, `100% hands off
