Hello,

I just tied up a 3 unit property in Phoenix. It's vacant right now. The purchase price is $205k. I am going to put about $15k in repairs into it and the property should ARV at $260k+ when I'm done and have it stabilized. I am closing on the property on the 17th of May.

Hi @Bob E. Great Questions. Here are my thoughts:

- Do you use an agent to buy property?

Sometimes yes, but I mainly source my own deals since I have my own acquisition team.

- Do you sue the same agent to buy and sell?

When an agent brings me a deal, I usually let them resell it. BUT ONLY if they are experienced in the area or if the resale price is under $500k. Anything over $500k, I find the best listing agent in that area. I have that discussion upfront with the agent who brought me the deal and I offer them the chance to re-list one of my other properties in exchange for bringing me the other deal.

- What services do you expect from a listing agent?

I expect them to help/assist with design and fixture selection.

- What are you currently paying your listing agent and buyers agent when you sell?

I never give them less than what the market asks. 6% total. Listing agents do not have it easy. If they are good at their job, they will sell your home. You never want to get cheap with the people who are helping to sell your finished product. Too risky and I've learned my lesson the hard way years ago.

- What would you consider a good value for a Listing Agents Fee? What would you offer to the buyers agent?

Like I mentioned earlier, I offer no more and no less than 6% for listing agents. 3% for the listing agent and 3% for the selling agent.

Buyers are not the problem, finding the "right" or "real" buyers is the hard part. I have a saying, "Buyers are Liars!" I work with about 80+ cash buyers nationally at any given time. I've vetted about 300+ over the years to get to my list of good buyers. The best way I find buyers is to research buyers who have already purchased in the areas I am targeting. Those are the most "real" buyers I come across. I then interview each new buyer that comes my way using an extensive questionnaire and take about 30-45 minutes going over those questions with them. Then I vet the vendors and GC's they work with. Finally, I research the deals they have already purchased and review them to see if they are honest. Hope this helps!
