ANY "lender" online saying they will give you money at a great rate but first you need to give them a down payment is a scam. Stay away!

Welcome to BP and to the REI world. I agree with @Casey Miles as in your plan is a pretty aggressive on in this market despite what others may say. Here is my quick and dirty advice 

1. Learn Learn Learn the area(s) you want to invest in.

2. Save your money in the mean the time best you can, make sure your debt/income ratio is as low as possible.

3. Find a partner who can invest with you if you're short on cash and do more of the sweat equity as your part of the deal.

4. Start small, move fast.

I have a new construction project near Downtown Phoenix, AZ which I need GAP funding on. Here is the quick synopsis. 

Land $65,000

Build Costs $150,000

Total = $215,000

I am in need of $75,000. I'm offering a 18% Annualized ROI. I'd like a 12 mo term with no prepay penalty and I'll offer a 6 mo minimum interest payout even if I return your initial investment back in less than 6 mo.
