Definitely a newbie question so bear with me... I'm planning to purchase a few single-family rental properties in eastern Missouri. My question is regarding the loan/mortgages for these lower-cost properties ($80K to $95K each but they cash flow great)... I'm noticing that price range is a problem when it comes to lenders. 

Does anyone do these smaller loans reasonably? 

Or is there any way to package the loans together (4 properties) to make it more worthwhile?

I have a rental "by default" (it was my primary residence but d/t the economy I held it when I moved)... Anyway, it is not a great rental but does have a fair bit of equity built up... The same renters have been in the house for a few years, but are currently month-to-month. Not the greatest renters, so I'm considering all my options... What are my options??? What are the ramifications to a purchaser of an occupied property? It is going to need some sprucing up... would I be better off encouraging the renters to find another place to live (they owe me some money I'd write off if they leave). Thoughts?

Awhile back I saw a post that linked to an article regarding the questions you should ask a prospective Accountant/CPA/Enrolled Agent before hiring them... I'm looking for tax help and would love to see that list. Does anyone have that info handy?
