Good morning everyone!

I am in the process of selling a rental (my first sale of an investment property).

I’m selling to the current tenant, and I’ve never sold a property without a realtor. Who do I need in my corner?

This will be a 1031 exchange, so I need to hire a QI (qualified intermediary)

Do I also hire an attorney? Will they hire the title company, or do I? Who am I forgetting?

Oops, sorry for the last reply, I attached Bill's link incorrectly... 

Thanks for the quick reply... Definitely plan to go through the proper channels to do everything legally (contracts, title Co., etc...) I was just wondering if that had any bearing on where the QI was located.

I will be selling a rental house for the first time and have a 1031 question... The selling property is in western Colorado and I plan to purchase in Northern Arizona... Should I look for a QI close to one of the two properties, or does that matter? 

I am selling the Colorado property to the current tenants without going through a realtor... so I will need legal help there anyway if that makes any difference?

I just got back from the area and definitely interested in relocating... and investing. I started replying to your message and evidently got sidetracked.

I’m looking for an investor friendly realtor and a PM company. Who are you using and what areas do they cover?
