I'm in the process of selling a house in Denver and managed to get it under contract.

The buyers had it meth tested and it came up positive! This is crazy!!!

I now have to have the entire property tested.

Any recommendations on a reputable company to do the testing?

And if you've been through this yourself, any insights on what to expect would be greatly appreciated.

I'm looking for a property manager for a fully furnished SFR I'm converting to a medium (e.g. traveling nurses) or long (e.g. grad students) term, by-the-room rental. Does anyone's business model offer that or know of any management companies in Denver that do?

I am a relatively new investor and haven't yet put any properties into another entity. I currently have two SFR's (self-managed) and am in the process of turning my current primary residence into a third SFR and moving out of state... I have a management company lined up, and would like to stay "anonymous".

I will contact my accountant but was curious about what is typically recommended by the more experienced community here?

If a home has basement bedrooms (below grade), what are the egress window rules? If I read it correctly, even if there are two means of egress to the basement, you would still have to have an egress window installed in each bedroom. Is that correct? 

Has anyone had the "new inspection" done and passed without egress windows in each bedroom?

Thanks for all the input. 
I will me moving out of state, so I won’t be able to self manage the property. 
I rally didn’t want to move my furniture (new chapter, new stuff, right?). 
Anyway, I thought the room share setup would cashflow better than than a LTR, but after a very limited amount of research, like @Ginger Pruitt  said, that doesn’t appear to be the case here in Denver. I was hoping somebody was going to tell me otherwise, but the numbers just don’t seem to work out that way.

It may be time for a big garage sale!

I will be moving out of state but would like to keep my primary residence as a rental. 

I was contemplating leaving all the furniture and setting up a "room share" medium-term rental over a traditional lease agreement. BUT... it seems that with the increased management fees and utilities being "included in the rent" I may not really net any more than going the traditional route. Does anyone with experience in this space have any thoughts? 

Follow-up question: I know leaving it furnished is the way to go with medium-term (or short-term) rentals... What about furnished long-term rentals? Is that a plus or a minus?

Looking for a SFR to live in for now that'll make a decent rental down the road… to answer the previous questions:

What size property? 6,500+ sq ft lot
How many beds? 2+
How many baths? 1.75+
Pool? Yes, must have! 
Also need a garage for my motorcycle. 
Schools? No, just me + 2 dogs
AirBNB a room or two? No
What price range? ~$400k cash 
What part of Phoenix? See pic (but stay north of Bell Rd.)
What's your timeframe? +/- 1 month
