Are you interested in a cash-flowing older building in Aurora, Illinois? I have a building that has 6 retail units, and 11 residential apartments, along with a undeveloped 3rd floor which could generate extra cash flow. The owners are having some health issues and are just ready to move on. The property has a gross revenue of $151,440, and a NOI of $85,791! We just lowered the price to $820,000, which brings that cap rate to 10.46%. Incredible! The owners might be willing to owner-finance part of the transaction for a short period of time. I'm searching for people that might be interested in buying cash deals in Kane County, Illinois--Aurora, St. Charles, Geneva, Elgin, etc.  I currently have 3 off-market properties in various stages of disrepair, and I regularly come across properties in this condition.  These are properties that have mold issues, or foundation issues, and will need a major rehab, but can be bought at a very good price because of this.

I'm a realtor, and can put these on the market, but in the condition that they're in, I'd rather sell them to someone who's serious about doing a major rehab.  I have contractors that are in the process of estimating repair costs, and could do the work for you at a very reasonable rate, or you can use your own team.

Hi, everyone.  Is anyone interested in a commercial building in downtown Aurora, Illinois, that has a very robust cashflow?  It's priced at $850,000, which is an 8.39% cap rate, but there's an undeveloped 3rd floor on the building that, when built out, could bring the cap rate to over 12%!  The building has 6 retail units on the first floor, and 11 studio and 1-bedroom apartments on the second floor.

Hey, all,

I have an off-market commercial property in Aurora, Illinois that is a retail/apartment mix building that will sell above a 8% cap rate as it currently is.  It's near full occupancy, and cashflows well.  However, there is a value add for the building (you can add more residential units on an empty floor), and the cap rate will go up to 12+%.

The property will go on the market in the next few weeks, but I thought I'd ask here if anyone is interested before it does.
