Are you interested in a cash-flowing older building in Aurora, Illinois? I have a building that has 6 retail units, and 11 residential apartments, along with a undeveloped 3rd floor which could generate extra cash flow. The owners are having some health issues and are just ready to move on. The property has a gross revenue of $151,440, and a NOI of $85,791! We just lowered the price to $820,000, which brings that cap rate to 10.46%. Incredible! The owners might be willing to owner-finance part of the transaction for a short period of time.
