Properties needing major rehab (cash only deals)

I'm searching for people that might be interested in buying cash deals in Kane County, Illinois--Aurora, St. Charles, Geneva, Elgin, etc.  I currently have 3 off-market properties in various stages of disrepair, and I regularly come across properties in this condition.  These are properties that have mold issues, or foundation issues, and will need a major rehab, but can be bought at a very good price because of this.

I'm a realtor, and can put these on the market, but in the condition that they're in, I'd rather sell them to someone who's serious about doing a major rehab.  I have contractors that are in the process of estimating repair costs, and could do the work for you at a very reasonable rate, or you can use your own team.
