 Yes and know back when I was a big wholesaler ( average 40 plus deals a year ) I would include an inspection, two contractor quotes, included in the information.

Now I was able to double close. Back in the early 2000s So I only expenses were my  earnest  funds. So inspection $350. Contractors most of the time got the work as well.

Closing cost those are most of the time paid for by the buyer unless agreed upon different.

You're never going to own/ purchase/ ect the house....

All of these fees go to the person actually buying the house. You're just finding the property and securing the contract for a certain price. Then you sell that contract to the buyer...who handles everything else. 

You could pay for an inspection if you wanted to be real thorough - but you're never closing so you wouldn't pay closing costs. 

 I understand wholesaling completely just wasn't sure if it was a common added bonus to give to your buyers.

Hey BP,

I am just beginning my wholesale journey here in Edmonton, Alberta and am looking for a lawyer to assist me with my closes that has experience in dealing with wholesalers. 

So far I have called/emailed about 25 lawyers and about 10 of them have replied. None of which have ever heard of a "Real Estate Wholesaler." I met with a "real estate lawyer" today for coffee and after I explained what a wholesaler does, he began to tell me that I need my agents license and that to make up the contracts I will need it is going to start at around $3000.... I will not be using him. He also told me he will have to look into the process and costs of attaining a RE license as he "is not sure about the current laws regarding real estate." (shouldn't this be the number one thing he should know??)

Does anyone have a lawyer or a law firm in the Edmonton area that they could recommend to me that has experience with wholesalers/investors or at least knows what a wholesaler is/does?

Seems like you made a good decision on your first investment property so your already ahead of the game!

Thanks for your inputs everyone! Ive thought about asking the neighbors but im guessing it would be unlikely that they would know of the landlords primary residence. Still worth a try though.

Another strategy that I just began to try was messaging people on airbnb and like sites. The people renting out full houses are few and far between in my city (Edmonton) but you never know when one of them will reply looking to sell their home. Has anyone else had any luck doing something like this?

Has anyone found a way to reach absentee owners in Canada? Our laws and regulations around RE makes it very tough to aquire specific info on houses and owners. 

I cant find any resources as to if anyone has found a clever way of reaching them in Canada
