Thats an interesting strategy Luc . I'm going to look more into that and se if it is possible in Edmonton. Have you done this at all in any city/town?

So far the best way that I have found is just talking to people in the neighbourhood and driving for dollars. I have had the most luck from driving street by street and noting every house that looks abandoned and then either running the title or leaving a note one the door (and then running the title later if I haven't gotten a reply from the note).

Takes more work and a lot longer than just going on listsource but us Canadians have to make due with what we have :p

Hey Michael thanks for the response! And definitely thanks for all the information. My biggest problem that I have right now is finding the actual properties to wholesale. Because of our strict privacy laws in Canada, we have to take a different approach in order to find motivated sellers. Since we cant get any lists of buyers or potential sellers, it mostly comes down to direct marketing, door to door and of course word of mouth. I have been looking into getting into Virtual Wholesaling but figure I should probably do some deals in person before taking it virtual. I had custom contracts made up to fit my provinces laws and to make sure that I was covered if I ever needed out. I will definitely give you a shout when I have some contruction questions (which I for sure will) so I appreciate the invitation to contact you!

@Matthew McLean Wow Thanks for this! This is definitely a great start even if some of the numbers aren't exact. Really shows you what a lot of the "hidden" costs are when doing a deal that you don't think of initially.

Hey Everyone!

Although I'm not exactly new to the BP community, I have never actually done an introduction (not too sure why).

I am living in Edmonton, Alberta where I am in the beginning stages of my Real Estate career / journey.

I am currently starting out as a wholesaler here and once I have some deals under my belt, I want to start flipping my own houses and move up from there. I work a night job as a bartender right now to pay the bills but as soon as I save enough money to keep me afloat for a few months (In case I hit a dry spell) I will be quitting to pursue real estate full time. I have been working on building my wholesaling business for the past 8 months or so and currently have my focus on finding the actual houses as I have already built a pretty decent buyers list.

I'm super exited to learn every possible thing I can about every aspect of real estate. It has always fascinated me since I was very young. I listen to a couple podcasts every day and have already learned so much thanks to BP and can't wait to network with everyone and learn more.

I'm currently looking to get in contact with anyone in Edmonton who would be up to go for a cup of coffee or a beer and let me pick their brain a bit and maybe even talk about how we could work together with each other in the future!

Hello BP!

I am currently living in Edmonton, Alberta where I am wholesaling properties. An individual has contacted me to  buy their home in Saint John New Brunswick. They live here in Edmonton but have a property there that they rent out but they no longer want to deal with the extra house that is so far away. I am looking for an investor in NB that wants to take on another property! 

3 bedroom upstairs as well as a large recreation room. Downstairs is a 1 bedroom rented separately with a separate entrance. 2 car garage, fenced in yard, hardwood flooring upstairs, wood laminate downstairs. 1000 fq.ft upstairs and approx. 1000 sq.ft down with 2 full baths.

Only work needed is the wood burning chimney needs to be repointed. Quoted to be fixed in the spring at $2800

In alberta yes. It would be so much simpler of we just had closing offices like the states but we are not so lucky :(
